  • 2021

    Last quiet year. Eastview and Oakridge still ACC on the master. Riverbend (2018 conversion) is the only project program. Property rate is still in the mid-$.60s per $100 TIV.

  • 2022

    Eastview RAD closes. $28.4M of rehabbed TIV leaves the master for a project program. Master premium falls even as same-store rate is +8%. Auto and WC stay on the master. EPL claim lands in the same year.

  • 2023

    Hard-market year. Named-storm and wind rate +22% on remaining ACC. Riverbend flood and Southside Walk AE flood both hit. TIV inflation on the unconverted stock. Casualty is stable; the premium jump is property CAT.

  • 2024

    Another +14% on CAT. Oakridge residents are relocated; the old AMP is written down ahead of demolition, so TIV falls even as rate rises. Cedar Lane freeze is the year's large ACC loss. Occupied units drop by 180.

  • 2025

    Builder's risk binds as demolition completes. Construction TIV appears for the first time and is the new premium. Master TIV is now unconverted ACC plus support. Same-store rate +9% — slower, still hard.

  • 2026

    Current portfolio. Oakridge is fully on builder's risk at $42.6M; permanent is quoted, not bound. Master still holds 438 ACC units, the 72-unit RAD pipeline, fleet, WC and public officials. Portfolio rate is about $1.03 per $100 TIV — up from $.69 in 2021 — because CAT, flood and construction replaced the quiet ACC package.

Conversion moves premium. It does not erase it.

Eastview leaving the master in 2022 dropped master premium and added a project program. Portfolio premium still rose — $1,018,000 to $1,918,000 — because CAT rate and then builder’s risk more than replaced the AMP that left.

Unconverted ACC is the attritional engine

Pinecrest, Cedar Lane and Westover produce the water and freeze claims. Southside Walk’s AE flood sits on the master with NFIP only. That is the stock still rated as a housing-authority package.

Authority casualty does not convert

Auto, WC, crime and EPL incurred $412,100 and stay on the master regardless of RAD or LIHTC. The LP program never replaces them.
